Mosaic Commerce Center offered an opportunity to acquire a best-in-class, newly built, warehouse and distribution facility at very attractive pricing due to headwinds in the capital markets. Kennedy Wilson recognized the opportunity to gain control of the asset prior to full lease-up in a high demand submarket of Las Vegas. Shortly after Kennedy Wilson’s acquisition, the remaining vacancy was fully leased up resulting in strong current cash flow with material upside through superior asset management and mark-to-market roll over.
