Kohanaiki is a private residential community, including 1.5 miles of beachfront property, carefully crafted on 450 oceanfront acres on the Kona Coast of the Big Island of Hawaii.
Kohanaiki Story
Kohanaiki was originally acquired by Kennedy Wilson in 1997. In 2004, the company gained entitlements and then sold its interest in the property a few years later. The new owners then invested approximately $300 million for zoning, engineering, entitlement and construction.
In 2011, Kennedy Wilson re-entered the partnership at a significantly reduced basis. On April 1, 2013, Kohanaiki launched sales of 75 front row ocean and golf view lots. Up to 400 residences are planned for the community, including 75 custom home sites ranging from one-half to more than an acre in size with generous setbacks to maximize ocean views.
In 2016, a $65 million 67,000 sq.ft. clubhouse was completed, which includes a four-lane bowling alley, 21-seat movie theater, children's entertainment center and game room, private brewery, poker lounge, and a 120-seat chophouse and sushi bar that overlooks the ocean. Kohanaiki is the first new development of its kind on the Big Island in nearly a decade, and represents an evolution of the private club experience, instilling a welcoming, relaxed and comfortable lifestyle that is reflected in the warm and graceful attentiveness of the staff and the sense of genuine community among members.
In 2019, a subsidiary of Kennedy Wilson acquired the remaining 50% interest in Kohanaiki and became the sole developer.
